7 Tips to Sell Your RGV Home for Top Dollar This Fall

1. Price it right from day one

This is the big one. The best time to sell a house in Texas for the most money is when it's priced correctly on day one, not after three price cuts.

Here's why: listing portals reward new listings with a flood of views in the first week. If your price is too high, you burn through that attention and the listing goes stale. Buyers start wondering what's wrong with it. In my experience, homes that price right from the start attract more showings, more offers, and often sell closer to asking than homes that chase the market down.

2. Boost your curb appeal

Buyers decide how they feel about your house before they walk through the door. In the Valley, that first impression is everything.

Simple wins that pay off:

  • A clean, working sprinkler system (green grass matters here)
  • Touch up paint on the front door and trim
  • Pressure wash the driveway and walkways

6. Be flexible on showings

Every showing you turn down is an offer you might never see. Keep the house show-ready, and say yes as often as you can, especially in the first two weeks when interest is highest.

If you have pets, plan where they'll go during showings. If you work from home, have a backup spot for an hour. Small inconveniences now pay off at the closing table.

7. Negotiate from strength, not emotion
