Hey, it's Eric.
If you are selling while buying in the Rio Grande Valley, you are not alone. This is one of the most common moves I help families make in McAllen, Edinburg, Mission, Pharr, Weslaco, and San Juan. You need your sale to line up with finding the next home and getting your loan approved, without paying for two homes at once or having nowhere to go between closings. With a clear plan, it can work well.
Selling while buying starts with your real options
There are three basic paths, and each fits a different situation.
First, you can sell first and then buy. This gives you cash in hand, a stronger offer on the next home, and no pressure to accept a low offer just to meet a deadline. The tradeoff is that you may need a short term place to stay, or a leaseback after closing if your buyer agrees.
Second, you can buy first and then sell. This works when you find a home you do not want to lose and you can qualify while still owning your current home. The tradeoff is cost and risk. You may carry two payments for a while, so you need an honest budget for that overlap.
Third, you can try to close both on a coordinated timeline. This is what most Valley families aim for. You list your current home, get it under contract, and make an offer on the next home with closing dates that line up. In my experience, the right choice depends on your equity, whether you need that equity for your down payment, and how homes like yours are moving on your street.
Get your numbers clear before you list
Before you time anything, you need real numbers. What is your current home likely to sell for, what will you walk away with after your loan payoff and closing costs, and how much of that do you need for the next purchase?
That starts with honest pricing. I walk through that process in my guide on How to Price Your RGV Home Right: What the Data Says here: https://www.bettercalleric.com/blog/how-to-price-your-rgv-home-right-what-the-data-says/ .
Then talk to your lender early, before you fall in love with a new home. Ask direct questions:
- Can I qualify for the next loan while I still own my current home?
- Do I need to sell first for my debt ratios to work?
- How much do I need for down payment and closing costs if I buy before I sell?
- What happens if my current home takes longer to sell?
Getting pre approved, with the lender fully aware you also need to sell, prevents surprises later. If your goal is to sell my house McAllen side first and buy with confidence, this talk is where that plan becomes real.
Timing your list date and your home search
Start prepping your current home first. Clean, declutter, handle small repairs, and get photos scheduled. A home ready on day one gives you more control. At the same time, tour homes in McAllen, Edinburg, and Mission so you know what your budget buys. When your home goes under contract, you will not be starting from zero.
For local context on listing well, see my post on Selling a Home in Edinburg TX: Local Tips That Matter here: https://www.bettercalleric.com/blog/selling-a-home-in-edinburg-tx-local-tips-that-matter/ . Many of those tips on pricing, photos, and first week marketing apply anywhere in the Valley.
How contingencies work when you are in both deals
A lot of sellers ask if they can make their purchase depend on selling their current home. In Texas, that kind of arrangement has to be written clearly in the contract, and the other seller has to agree to it. Some sellers will accept it, especially if your home is already listed or under contract. Others will choose a buyer with no sale to wait on.
You are in a stronger spot if:
- Your current home is already under contract with a qualified buyer
- Your buyer has lender approval and earnest money in with the title company
- Your option period and closing dates are clear and realistic
- You can show a timeline instead of just saying you hope to sell soon
Watch the other side too. When selling, review any offer for risk. Is that buyer also selling first? Is their financing solid? A slightly lower offer with clean financing can beat a higher offer that might fall apart.

Plan for the gap, even if you hope there is no gap
Even with good planning, closings shift. A lender needs one more document, a title issue takes a day to clear, or a repair talk adds time. Build a backup plan before you need it.
- If my sale closes before my purchase, where will I stay and where will my furniture go?
- If my purchase closes first, can I afford both payments for a month or two?
- Can I negotiate a short leaseback after I sell, if both sides agree in writing?
- Who will help with moving, storage, and utilities if dates move?
Storage, staying with family, and flexible movers are common Valley solutions. My post on Renting vs Buying in McAllen: The Real Math for 2026 here: https://www.bettercalleric.com/blog/renting-vs-buying-in-mcallen-the-real-math-for-2026/ helps you weigh a short term rental as a bridge.
Communication keeps both closings together
When you are in two deals at once, I stay in close contact with your lender, the title company, and the other agents. Everyone needs the same dates and early warning if anything changes. You can help by responding quickly to requests, keeping documents ready, and not making big financial changes. Do not open new credit or buy a vehicle without talking to your lender first.
Here is a hypothetical example. First, we prep and list your home while you finish pre approval. Next, we get it under contract and you offer on your next home with a closing date a day or a few days after your sale, if the sellers agree. Then both deals move through inspection, appraisal, and title work together.
Sometimes I advise a client to sell first even if it means a short gap. If you need every dollar of equity for the next down payment, if qualifying with two homes is not possible, or if your current home needs time to find the right buyer, selling first protects you from a rushed sale later. A rushed sale usually costs more than a short term rental or a few weeks of storage.
If you are thinking about selling while buying and you want a plan built around your home, your loan, and your timeline, call me. We will price your current home honestly, talk to your lender, and map out the order that gives you the least stress and the strongest position on both sides.
