If you've been renting in McAllen, Edinburg, Mission, or Pharr and wondering if buying a house is even possible with the savings you have, an FHA loan might be your way in. FHA loans are one of the most common loan types I see first time buyers use here in the Rio Grande Valley. They were built for buyers who don't have perfect credit or a big down payment, and plenty of homes in the Valley sell with FHA financing every single week.
Here's the thing. A lot of buyers assume they need 20 percent down and a 750 credit score to buy. That's just not true in my experience. Let me walk you through how FHA loans actually work in Texas, what you need to qualify, and how to use one to buy a home here in the RGV.
FHA Loan Texas Requirements: The Basics
An FHA loan is a mortgage backed by the Federal Housing Administration. The government doesn't lend you the money, a bank or mortgage lender does. The FHA backing just means the lender takes on less risk, which is why they're willing to work with buyers who have smaller down payments and less than perfect credit.
The core FHA loan requirements in Texas work like this:
- You can put down as little as 3.5 percent of the purchase price with most lenders.
- Credit score minimums vary by lender, but many work with scores in the high 500s and up. A higher score usually means better terms.
- You need a steady employment and income history, generally two years in the same line of work.
- The home has to be your primary residence. No investment properties, no second homes.
- The home must meet FHA appraisal and safety standards, which is a step beyond a regular appraisal.
That last point matters in the Valley. I see older homes in places like Weslaco and San Juan where a peeling paint issue or a handrail missing on the porch steps can flag an FHA appraisal. It's not a deal killer. Usually the seller fixes it and we move on. But you want an agent who's done FHA deals before so none of this surprises you.
Loan Limits and What FHA Costs in Texas
Every year the FHA sets loan limits by county, and they cap how much you can borrow with an FHA loan. The exact number changes year to year, so ask your lender for the current limit in Hidalgo County or whichever county you're buying in. In my experience, the limit has comfortably covered most homes my buyers look at in the Valley, from starter homes to mid range family homes in Edinburg and Mission.
Here's what FHA costs you beyond the purchase price:
- Upfront mortgage insurance premium. This gets rolled into your loan amount in most cases. You don't usually pay it out of pocket.
- Monthly mortgage insurance. This gets added to your monthly payment for the life of the loan in most cases. It's one reason I always sit down with my buyers and run the real numbers, because the monthly payment is what actually matters to your budget.
- Closing costs. Same as any loan, expect the usual closing costs, prepaid taxes, and insurance.
None of this is scary once you see it on paper. A good local lender can give you a full payment estimate in about twenty minutes, and that's honestly the first step I recommend before you fall in love with any house.
How RGV Buyers Qualify for an FHA Loan
Here's the process I walk my buyers through here in the Valley, step by step:
- Talk to a local lender. Get pre approved, not just pre qualified. A pre approval means the lender actually reviewed your income, credit, and debts. Most Valley sellers and listing agents expect to see one before they'll take an offer seriously.
- Gather your paperwork. Pay stubs, tax returns, bank statements. The lender tells you exactly what they need.
- Shop for homes with a real budget. Once you know your max monthly payment, you can shop in McAllen, Pharr, Edinburg, Mission, or wherever your budget goes furthest. This is where I come in, and where a lot of buyers start to realize their options are bigger than they thought.
- Make an offer. We write the offer and include the terms your FHA loan requires.
- FHA appraisal and inspection. The lender orders the FHA appraisal. Separately, you hire your own home inspector. I always recommend a full inspection no matter what loan type you're using.
- Clear conditions and close. The lender verifies everything one more time, and you get your keys.
In my experience, an FHA deal from accepted offer to closing takes roughly 30 to 45 days when everything is lined up. Hypothetically, if the appraisal flags repairs, add a couple weeks for the seller to handle them.

FHA Tips for First Time Buyers in the RGV
A few things I've learned working FHA deals all over the Valley:
- Some new builds welcome FHA buyers. Several of the new construction communities around Edinburg and McAllen are familiar with FHA appraisals and price their homes accordingly. Worth asking about.
- Condo buyers, check FHA approval. Not every condo complex is FHA approved. If you're looking at a condo, tell me early so I can verify before we spend time and money on it.
- Your credit doesn't have to be perfect, but your debt does matter. FHA looks at your debt to income ratio, meaning how much of your monthly income goes to debts. Paying down a credit card balance before you apply can sometimes make a real difference. Talk to your lender about what moves help and which ones don't.
- Keep your job situation stable during the process. Starting a new job mid escrow makes underwriters nervous. If a change is coming, tell your lender before it happens, not after.
Is an FHA Loan Right for You?
FHA loans are a great fit for a lot of my buyers in the Valley, especially first timers buying in the price ranges we see around McAllen, Pharr, Mission, Edinburg, Weslaco, and San Juan. The low down payment is the biggest draw, and the credit flexibility is second.
That said, it's not the only option. Depending on your situation, a conventional loan, a VA loan if you're a veteran, or a USDA loan for homes outside the city limits might fit better. I go through all of this with my buyers before we start touring homes, because the loan you pick shapes everything about what you can buy and what it costs you each month.
