Hey, it's Eric. Every week I talk to people across the Rio Grande Valley who want to buy a house but don't know where to start. Maybe you're renting in McAllen and tired of paying someone else's mortgage. Maybe you're relocating to Edinburg for work, or your family is growing and that two bedroom in Pharr is getting tight.
Buying a home in the Rio Grande Valley is one of the smartest moves you can make. Our market gives buyers something rare: real affordability. But the process still has steps, and skipping them costs money. Here's exactly how to buy a house in the RGV, from first thought to closing day.
Step 1: Get pre-approved before you fall in love with a house
This is the step most buyers want to skip, and it's the one that matters most. A pre-approval is a lender's written commitment saying how much you can borrow, based on your income, credit, and debts.
Why it matters in the Valley: when you find homes for sale in McAllen TX or Edinburg that you love, sellers take pre-approved buyers seriously. In my experience, offers with a pre-approval letter get answered faster and negotiated more favorably.
Talk to a local lender who knows Texas loan programs. Ask about your full monthly payment, not just principal and interest. In Texas, property taxes and insurance are a real part of the payment, and a good lender will show you the whole picture.
Step 2: Know your loan options
Not every buyer needs the same loan. Here are the programs I see RGV buyers use most:
Conventional loans work well for buyers with strong credit and a solid down payment.
FHA loans are popular with first time home buyer RGV clients. The FHA loan Texas requirements are generally more flexible on credit scores, and the down payment can be as low as 3.5 percent for qualified buyers. Ask your lender if you qualify.

This surprises a lot of buyers: you may not need as much cash as you think. Texas offers several down payment assistance programs for qualifying buyers, including grants and forgivable second liens through state and local programs.
These programs have income limits, homebuyer education requirements, and specific rules, so start early. When I work with buyers, I connect them with lenders who actually close these programs regularly, because paperwork mistakes can delay your closing.
Step 4: Find the right home (and the right neighborhood)

Step 5: Make a strong offer

Step 6: Inspection, appraisal, and closing costs
Once you're under contract, we schedule a home inspection. This is your chance to learn everything about the property before you commit. If issues come up, we negotiate repairs or credits.
Your lender will order an appraisal to confirm the home's value. And yes, you'll need to budget for closing costs in Texas, which typically include lender fees, title policy, prepaid taxes and insurance, and recording fees. Your lender's Loan Estimate will itemize them, and I'll help you review it line by line so nothing surprises you at the closing table.
Step 7: Close and get your keys
Closing day is the payoff. You'll sign the final documents, the funds move, and the deed records in your name. Then you get the keys to your own Rio Grande Valley home.
