Hey, it's Eric.
If you are a first time home buyer in the RGV, the process can feel like a mystery until someone lays out the order. When do you talk to a lender, when do you tour homes, what happens after your offer is accepted, and when do you actually get the keys. This first time buyer's timeline walks you through it step by step, in the order it really happens here in McAllen, Edinburg, Mission, Pharr, Weslaco, and San Juan.
In my experience, first time buyers do best when they treat this like a sequence, not a scramble. Each step prepares you for the next one, and skipping ahead is where stress and wasted money usually start.
The First Time Buyer's Timeline at a Glance
Here is the simple version before we break it down:
- Get pre approved by a lender
- Set your real budget and your down payment plan
- Tour homes and narrow down what fits your life
- Make an offer and go under contract
- Complete your inspection, appraisal, and title work
- Finish final loan steps, sign at closing, and get your keys
Timelines vary by lender, loan type, and the home you choose, so I will not give you a fixed number of days. What I can give you is the right order. For the wider overview, see my guide on How to Buy a House in the Rio Grande Valley: A Step by Step Guide.

Step 1: Get Pre Approved Before You Tour
Your first real move is a conversation with a lender. A pre approval means a lender has reviewed your income, debts, credit, and documents and given you a price range and loan type to shop with. Ask direct questions:
- What loan types do I qualify for, and why
- How much cash will I need for down payment and closing costs
- What monthly payment range keeps me comfortable, not just approved
- What should I avoid doing before closing, like opening new credit
If an FHA loan is part of your plan, read my post on FHA Loans in Texas: Requirements, Limits, and How RGV Buyers Qualify and then confirm the current requirements with your lender, because program rules and limits can change.
Do not start touring seriously before this step. Sellers and listing agents take pre approved buyers more seriously, and you will tour with a clear target instead of guessing.
Step 2: Set Your Real Budget and Down Payment Plan
Approved for a price is not the same as comfortable at that price. Sit down and look at the full monthly picture, including taxes, insurance, and upkeep, plus the cash you need to close.
As a hypothetical example, imagine two buyers approved for the same price. One keeps a cash cushion after closing for moving costs and small repairs. The other spends every dollar to close and starts out stressed. I would rather see you buy a little under your max and keep that cushion.
If down payment help could change your timeline, read my guide on Down Payment Assistance Programs in Texas: What First Time Buyers in the RGV Should Know and ask your lender what you actually qualify for. Never assume a program applies to you until the lender confirms it in writing.
Step 3: Tour Homes With a Clear List
Now the fun part starts, but tour with purpose. Decide what is a must have, what is nice to have, and what you will not accept. Think about your drive to work, schools if that matters to your family, flood concerns, and how the home fits your daily life in McAllen, Edinburg, Mission, or Weslaco.
At each home, look past the staging. Check the roof and air conditioning, doors and windows, any water stains or patchwork repairs, yard drainage, and what you will need to fix in your first year. Take notes and photos for yourself, because homes blend together after a full weekend of tours.
Step 4: Make an Offer and Go Under Contract
When you find the right home, we write an offer together. Price matters, but so do your closing timeline, earnest money, option money, and any repairs or credits you ask for. We will base price on comparable sales nearby, not on hope.
Once both sides sign, you are under contract. Your earnest money and option fee go to where the contract directs, within the deadlines in your contract. Put those deadlines on your calendar the same day. Your option period, if you have one, is your window to inspect and decide, so we use that time well.
Step 5: Inspection, Appraisal, and Title Work
During this stretch, several things happen at once. You hire an inspector to check the home. Your lender orders an appraisal to confirm the value for the loan. The title company searches the title and works toward a clear closing.
Stay responsive when your lender asks for updated documents. Do not make big purchases, open new credit cards, or change jobs without talking to your lender first. If the inspection finds a major issue or the appraisal comes in low, we talk through your contract options calmly. That is exactly why you have an agent in your corner.
Step 6: Final Steps, Closing Day, and Keys
Near the end, your lender issues final loan documents and you will review your closing statement, which lists your final numbers. Read it, compare it to what you expected, and ask questions before signing day, not at the table.
Closing usually happens at the title company. You sign the loan and sale documents, your funds are delivered as directed, and once everything is funded and recorded as required, you get your keys. In my experience, buyers who kept copies of every document and stayed in close contact with their lender and title company have the smoothest closing days.
Before you move in, plan these first week basics:
- Transfer or start utilities in your name
- Change the locks for peace of mind
- Keep your closing documents in a safe place
- Ask me about the homestead exemption filing for your new primary home and confirm your deadline with the county appraisal district
The Bottom Line for a First Time Home Buyer in the RGV
The first time buyer's timeline is simple when you follow the order: pre approval, budget, tours, offer, inspections and appraisal, closing, keys. Every first time home buyer in the RGV I work with feels more confident once they can see the whole path instead of just the next stressful step.
If you are at step one, or if you have been touring without a plan, call me. We will place you on this timeline honestly and move you toward your keys without the guesswork.
